Dont rule out physical therapy. It really works well.

You need a blood test for URIC ACID.
If your uric acid is high you need to bring it down
Uric acid irritates bones and joints. Your bones and joints will loose calcium and other minerals because it's going to neutralize all that extra acid.
A lot of orthopedic doctors text for this these days, but your regular doctor can order the test for you.
Hight uric acid can be reversed through dietary changes and sometimes with medication.
You can improve your joints with collagen in your diet.

I hate to ask this, but are you overweight? Extra weight is very bad for the joints especially if you're depressed, and inactive, because then you may experience muscle atrophy which can make things worse for your joints.

    That's my two cents.

I think you had better discuss this with your doctor.

Please get this checked out. Chances are very good that Physical Therapy will make things better.

Various injections and micro-surgery may also be needed. But, this is likely fixable and you should be able to return to normal activities.

Note that I'm 65 and physical therapy resolved most of my knee issues (and what it did not is due to a very specific injury in my early 20's that I have lived with since).

I can’t tell you what the problem is. But you should absolutely wear slip on braces or something until you get it checked out.

Get the slip on sleeve that doesnt have a hole where the knee goes. The ones without the hole are so much better. The other ones with the holes you have to adjust every few steps.
